Glenborough maintains a full service, in-house development capability allowing the Company to initiate and complete both new development projects as well as major renovation work on existing properties.  Capabilities include feasibility and entitlement analysis and management, design coordination and review, project/construction management and other construction-related functions, all with a focus on environmentally friendly construction methods and materials.

The Development Department is also available to provide direction for all design specifications, construction supervision and feasibility requirements for the Company’s existing properties. Specific input is often provided with respect to the development of building standards, identity packages, common area design, renovation and signage. Through these efforts the company ensures that there is a consistent application of design quality and construction standards across the Company’s portfolio of properties.

By having ready access to an in-house Development team, the Acquisition team are able to augment their strategies and/or specific underwriting (particularly on value-add opportunities) with real-time input with respect to (i) design and construction solutions (ii) expense estimates, and (iii) construction time-lines.
